HOA411 (hoa411.com) is a free directory of HOA rental rules, dues, and community information. The site is owned and operated by VMF Holdings LLC, based in Colts Neck, New Jersey. This policy explains what information we collect when you use the site, how we use it, and the choices you have.

2. Information you give us

Most of HOA411 can be used without giving us any personal information. We collect information only when you choose to send it to us, for example:

• Spotlight and advertising applications — your name, email address, phone number, business or brokerage name, website, and the market you are interested in.
• Priority-verification requests — your name and email address, the community you asked about, and what you need verified.
• Feedback and data-correction forms — your name and email address (if you provide them), the community and page your report concerns, and the correction or information you submit.
• Email alerts signup — your email address and ZIP code, if you sign up for HOA alerts for your area.
• Email you send us directly — anything you include in a message to us.

We use this information to respond to your request, verify or correct community data, operate the Spotlight and advertising programs, send the alerts you signed up for, and improve the site. We do not use information submitted through these forms for unrelated purposes.

3. Information collected automatically

Like most websites, we and our service providers automatically collect some technical information when you visit, such as your IP address, browser type, device type, the pages you view, and how you arrived at the site. This information is collected through cookies and similar technologies, as described below, and through standard server logs. We use it to understand how the site is used, keep it secure, and improve it.

If you click one of those links, the network may set a cookie so the provider can credit HOA411 if you submit a service request. We may earn a commission when you book through those links; it never changes the price you pay. Once you are on a partner's site, that site's own privacy policy applies.

8. How we share information

We do not sell your personal information. We share information only:

• With the service providers we use to run the site (such as analytics, advertising, hosting, and email providers), and only so they can provide their services;

Community data shown on HOA411 pages (dues, rental rules, management companies) is compiled from public sources and is not personal information about site visitors.

9. Data retention and your choices

We keep form submissions and emails for as long as we need them to respond, keep community records accurate, and run our programs. You may ask us at any time to correct or delete personal information you have submitted, or to stop sending you alert emails — write to us at the address below and we will handle it promptly. Alert emails also include an unsubscribe route in each message.

10. Children

HOA411 is a real-estate research directory intended for adults. We do not knowingly collect personal information from children under 13.
